121. HUD APPROVES STANDARD ADVERTISING PHRASES TO HELP BROKERS WRITE ADS

Previously HUD had issued guidelines regarding words that should not be used in real estate advertisements because the WORDS infringed upon fair housing laws. The guideline only caused more confusion. Now HUD, has issued “acceptable” words for specific areas of discrimination. For instance, for RELIGION, secularist terms like Santa Claus, Easter Bunny, St. Valentines Day are acceptable, including Merry Christmas and Happy Easter. For HANDICAP, acceptable words are: Great View, Walk up, Walk-in closet, Jogging trails, Walk to bus, Wheelchair ramp, Non-smoking and sober. For SEX, acceptable words are: Mother-in-law suite, Bachelor apartment. For Race, color, origin, acceptable words are: Master bedroom, Rare find, Desirable neighborhood. For Familial status, acceptable words are: Two bedroom, Cozy, Family room, No bicycles allowed, Quiet street.
