122. ESCROW SHOULD NOTARIZE SIGNATURES BEFORE RELEASING FUNDS FROM ESCROW

An escrow officer should never release funds to the seller prior to the close of escrow without obtaining a notarized signature of the buyer. Once those funds are in the sellers hands, getting the money back, if it was obtained fraudulently, is not fun. All escrows should require this provision!
