Most agents really do an excellent job in providing buyers and sellers with the best of services with full disclosures and respect for cooperating brokers. But some agnets do not take the same point of view as we do regarding certain disclosures and appropriate broker relationship. They may say they dont do that in their area, althoughÂ the “do that” is state law. As an example, in a very unfortunate situation,Â a Â seller cancelled an escrow with our buyer but turned around a little later and sold the property to our buyer again; but the listing agent thoughtÂ it was perfectly alright to exclude us the second time around, without telling us and without pay us a commission. There are many others examples of this type of behavior. So be cautious.
