Cautionary advice regarding Inspections Reports

Inspectors are only bound to the party which hires them.  A buyer given an inspect report from a prior buyer does not have recourse against that inspector.

A seller who provides a buyer with a seller’s paid  inspection report does so at risk. Heaven forbid but it is possible the seller’s best friend provided a friendly report. The buyer could claim they relied upon that report and go against the seller. The inspection company may or may not be liable to remedy.

Home warranties paid by the seller are different.  The warranty company warranties the property for the buyer, not the seller.
